The Renters Rights Act has abolished Section 21 no-fault evictions, representing the biggest change to private renting in a generation.

End of No-Fault Evictions

Landlords wishing to regain possession must now rely on a specified ground in Section 8. Valid grounds include rent arrears, breach of tenancy, wanting to sell, or moving in a family member.

Periodic Tenancies for All

Fixed-term tenancies are abolished. All tenancies are now periodic. Tenants can give two months notice to leave at any time.

Pets in Rentals

Landlords must consider pet requests and cannot unreasonably refuse. Tenants may be required to take out pet insurance.

Rent Increases

Rent increases are limited to once per year with two months notice. Any increase must be to market rate. Tenants can challenge increases through the First-tier Tribunal.

Landlord Perspective

Landlords are leaving the sector in record numbers partly in response to these changes. The supply reduction is pushing rents higher in many areas.
